Welcome to Freemove’s Ultimate Guide to Renting, your go-to resource for everything you need to know about letting or renting a property. Whether you’re a first-time landlord or tenant, our expert team has put together answers to the most common questions to make the process smooth, transparent, and stress-free.

For Landlords

It’s important to plan ahead for any costs that may arise, such as:
  • Mortgage repayments
  • Safety and compliance upgrades
  • Letting or management fees
  • Insurance
  • Tax obligations
  • Maintenance and repairs

We recommend keeping an emergency fund aside to cover any unexpected expenses.
A letting agent takes the stress out of managing your property while ensuring your investment remains profitable. At Freemove , we:

  • Maximise visibility to attract the right tenants
  • Handle viewings and referencing
  • Prepare legal documentation
  • Manage deposits and inventories
  • Arrange safety inspections
  • Deal with day-to-day maintenance issues
  • Keep you compliant with legislation
While no one can guarantee tenants will care for your home exactly as you would, Freemove carefully vets every applicant.

We’re partnered with IMH (Independent Mortgage Hypermarket) and follow the same rigorous vetting process used for mortgage approvals — ensuring thorough financial and background checks.

This means fewer tenant-related issues and peace of mind that your property is in safe hands.
If your property is mortgaged, you must inform your lender before letting it. Some lenders may charge an administration fee, request references or require your agent to be part of a professional body such as RICS.
You may need permission from your Freeholder or Head Leaseholder to let your property. Always check your lease for any restrictions or conditions before proceeding.
Our lettings team will:

  • Visit your property
  • Assess its condition and location
  • Compare it to local market trends
  • Advise on improvements to increase rental potential

We’ll then provide an accurate valuation to help you achieve the best possible return.
This depends on the location and type of property. We can advise which option is in higher demand in your area to help you make the best decision.

For Tenants

Once you’ve found a property you love, we’ll guide you through the referencing and application process — including proof of income, ID verification and credit checks.
You’ll need to pay:

  • A holding deposit (deducted from your full deposit once approved)
  • The first month’s rent before move-in
  • Your tenancy deposit (protected by a government-approved scheme – Freemove are members of the DPS)
We’ll meet you at the property, complete the inventory, meter readings and hand over the keys once all documentation and payments are finalised.
Freemove manages repairs on behalf of landlords. Simply report any issue via email or our online maintenance form and we’ll arrange for a contractor to visit as soon as possible.
We’ll carry out a final inspection and compare it against the original inventory. If everything is in good order, your deposit will be released quickly and in full.
